the lake is in fact just over 2 acres and incredibly has 15 swims, if the swims are occupied either side of you, you would have little to no area to fish. The pricing and discount system for staying longer is bull@@@@, its £40 a night. Charged £200 for 4.5 days, all fish caught were in a very poor condition and small, the site claims 80 fish over 20lb in this tiny lake, yet speaking to other anglers who fished the whole week nothing was caught over 12lb. my advise is to not bother go somewhere else...its a rip-off, air pump generator droning on all night every night, aggressive staff and management. you can buy a mug in the shop stating the lake is French fishing in Essex...my arse, sockets and Wifi in the swims that don't work...odd lot!

This is such a great fishery, i'm so glad that the old baliff has gone. He was so arrogant.
